The existence of each company at the present moment can be explained and divided by the processes of its establishment and development. It cannot be said that this process was an easy process for SEM 1986 d.d., nor that it took place overnight and without many obstacles. It was this very ability to deal with difficulties and a great effort made by the founders and its employees that has led to the present state of the company, which is the result of well-connected development plans and their realization. However, let us take a step back...
In 1985, a group of young, capable professionals with marked enthusiasm felt the need to test their own limits and turn their vision into reality. At the time, each of them already had a number of years of experience in the area of electronics, high and low voltage electricity, engineering, telecommunications, and from the humanistic and social science areas of culture and marketing which enriched their technical knowledge and new ideas. Feeling inhibited by red tape and social elements, they searched for a model which would meet the valid legal regulations at the time and still enable them to have a modern approach to business.
In 1986, the telecommunications company under the name of "Telmont" was registered in the street of XX divizije (currently Osječka ulica), which offered repair services mainly for telephony as well as the fitting of cables for the expansion of such systems. Shortly after, a number of people with similar ideas joined the founders of the company and a new legal form of business was sought after, which would enable more rapid development and the realization of new ideas.
In 1987 a Contractual organization of associated work (UOUR) under the name of "Split-elektromont" was set up at the Split address of Prvoboraca 63, currently Zvonimirova ulica. Its business model was a precursor to capitalism and shareholding in Croatia. Namely, each of the co-owners of UOUR ''SEM'' (the abbreviated form of Split-elektromont) brought their own capital into the organization in the form of funds for work which determined the value and proportional percentage of ownership. The starting capital, i.e. said proportion in the ownership, increased continuously by the co-owners as well as by the employees who also had an opportunity at the time to participate in ownership, and therefore in the development policy of the company and the distribution of the profit it earned. In this way, a balance was achieved between solvency, speed and the quality of the performed work, which were rapidly increasing at the time. Namely, many clients recognized that we were a sound partner as deadlines were met, and the quality and the guarantee of work carried out well led to an increase in work. At the time, work on the sound wiring and lighting as well as other electrical installation work for Brodograđevna industrija Split (Split Shipbuilding Industry), contracted with Finnish clients, the owners of M/S "Amorella" and "Isabella", was executed. SATV and CATV systems were introduced to the hotels of "Hoteli Makarska", "Hoteli Tučepi", "Hoteli Brela", TV sets, telephones and telephone switchboards, fax machines etc. were delivered and mounted, not only in Split and Dalmatia but also throughout the former Yugoslavia. The Company kept up-to-date with new technology, fairs and shows of electric engineering were visited in Europe, America and Asia. Horizons were widened, ideas were built upon and the need for new employees grew daily, which inevitably led to the premises of the Company being insufficient and to the need to move.
In 1991, the Company rented approximately 150m2 at the location of Gundulićeva 33, also in Split. With the arrival of new like-minded employees, the range of the Company's activities expanded along with the activities up until then. The Company changed its legal form and became SEM d.o.o. which performs electrical engineering work. The new independent companies, daughter companies, were founded parallelly, offering support to the parent company and also expanding the range of activities which they specialized in. In this way SEM-MONT – an electrical work company arose; as did SEM-TELCOM – specialized in telephony; SEM-ATELIER – decoration and advertising; SEM-KOMPJUTERI – delivery and maintenance of computer components and program solutions; SEM-OTKUP STANA – consulting services for property and legal matters of the privatization of formerly state-owned apartments; SEM-ZALAGAONICA – temporary purchase of articles and works of art; SEM-TEM štedionica – enables short term saving and borrowing of money to legal entities and natural persons; SEM-EUROSERVIS – repair of machines and appliances; SEM-UGO – lease and maintenance of horeca facilities, such as the Brela Disco clubs, Zlatna vrata in Split and the Golden Gate Pub in Dioklecijanova ulica, Re di Mare at Spinut, Kalafatić at Zenta etc.; SEM-MARINA – providing agency services.
In 1995 it became obvious that larger premises were needed and the owners of the Company decided to buy the "Elektron" company which was in a poor state at the time, but which was the owner of real estate – a business building in the street Boktulijin put bb (the Ravne njive area), where its registered seat is located today. In this case, the process of privatization was carried out in accordance with legal regulations and the enormous debts that were succeeded from "Elektron" were settled. The employees were offered an alternative, which depended upon their own individual affinities. Some employees accepted appropriate new positions while others accepted severance payments. In the two-year period in which the debts of "Elektron" were settled along with the current liabilities and tasks, the management and owners of SEM d.o.o. undertook certain strategic steps with the aim of more rapid development. Some activities were abandoned, such as catering and the Company's energy was directed towards the construction of buildings in the neighbourhood. A new business centre was completed within two years with the joint efforts of the employees of the Company as well as sub-contractors. Some storage and office areas were sold to new owners and the remaining premises were leased to companies. "SEM POSLOVNO-PRODAJNI CENTAR" d.d. was established to provide leasing and maintenance services of the business premises. The Company was awarded in 2002 as the company that takes most care of the environment surrounding its business premises as well as the state of its business premises in Split. Individual daughter companies separated by agreement and went their own ways, whilst others altered their form and strengthened in terms of expanding their activities and in attracting new investors.
The savings bank grew to become "Banka splitsko-dalmatinska" through the process of recapitalization and meeting all the other criteria of the bank system, and some companies were taken over by new owners and continued to develop at the same or at new locations.
1998. – according to the Act on Public Procurement, SEM d.o.o. was granted concession i.e. the right and obligation of the maintenance of street light fittings which are owned by the City of Split and to which the employees of that department give their full attention and responsibility to, to the satisfaction of our fellow citizens.
In the past decade, SEM has increased the quality of lighting of public areas and has enabled the City of Split significant savings of electricity. In its further activities, the Company has worked on the strengthening of the Engineering Department which has participated in numerous public tenders, contracts and has carried out many projects.
In 2004, SEM d.o.o. and SEM POSLOVNO-PRODAJNI CENTAR d.d. merged into one company under the name of SEM 1986 d.d. The successful lighting of the streets of Split was maintained, the Engineering Department developed, new personnel were employed, and new investments made, in addition to investing in new buildings (a residential-business building in Ravne njive, construction of a five-star hotel-Dalmatian summer house close to Supetar on the island of Brač under the name of “Mediterranean Pearl”, the reconstruction of the DIOKOM buildings in Zadarska ulica in Split with the aim of turning it into a four-star hotel).
2006 – the parent company widens its activities to include yet another one – incorporating the Squash d.o.o. sports-recreational organization, offering its employees and the public the opportunity to socialize, have fun and participate in sports activities.
2007 – along with the existing activities within the framework of the maintenance of business premises that it owns, as well as street light fittings and the engineering tasks it performs (project design, construction, renovation, professional-expert monitoring and light engineering), SEM 1986. d.d. undertakes a series of new projects – the water bottling plant in Velika Ruda close to Otok near Sinj, the location of which the Company was granted concession to for a period of thirty years, preparations are being made for the project of the construction of a wind park in the hinterland of Omiš, and the beginning of the construction of a luxury hotel/senior citizens home is expected, along with a state-of-the art equipped clinical centre with various specialist surgeries, at the location of Matica hrvatske in Split...
...however, all that belongs to the present and the future. Butt can be said, based on the achieved results and the realized business plans, that this is surely the near future of SEM 1986 d.d. Two decades of sound results are the best guarantee that this is so.
Yesterday, today, tomorrow – SEM 1986 d.d. always serves progress, quicker development and employing new people and at the same time respects the laws of nature, the needs of people and the protection of the environment as much as possible.
